In most cases, buying or selling a home requires many forms, notifications, inspection reports, mortgage documents, mandated settlement statements, and in many instances, the sale of a property other than the one you look to buy or sell. A knowledgeable guide through this complexity can help you avoid delays or costly mistakes.I have facilitated transactions full time, for over 30 years. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. Even if you’ve done it before, laws, regulations and marketing fundamentals change. That’s why having an expert on your side is critical.
I grew up in Madison, and being a lifelong resident I have intimate knowledge of the area and the outstanding amenities that are available to you.
I provide objectivity. Since a home often symbolizes more than four walls and roof, home selling or buying is often a very emotional undertaking. For most people, a home is the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you keep focused on both the business and emotional issues most important to you. It is very important that the broker that represents you in a real estate transaction not just tell you what you want to hear but also provide you with the information and negotiating skill you need to make a sound business decision.
Selling or buying a home is time consuming. Even in strong markets, homes in our area stay on the market for an average of 40 days. It usually takes another 30 to 60 days or so for the transaction to close after an offer is accepted. Having an experienced broker keeping the transaction together and moving forward is vital to the ultimate closing.
Real estate has its own language. If you don’t know a CMA from a PUD, you can understand why it’s important to work with someone who speaks that language.
